Position Title: Maintenance Engineer                      Department: Environmental Services

Reports to: Executive Director                                      FLSA Designation: Non-exempt


Responsible to enhance the overall Resident experience through the provision of exceptional

preventative maintenance and repairs for all areas of the Community to include all public

areas, apartments, corridors, heart of the house, exterior areas of building, grounds and

landscaping. This is to be handled in The Sterling Touch friendly, courteous, helpful,

timely and professional manner, resulting in a very high level of Resident satisfaction.

Position is under the general guidance of the Executive Director in accordance

with Community standards, processes, procedures and practices.


Essential Functions:

Participate in Start Sterling! daily line up each day.

Greet the Residents, guests and employees in a friendly and courteous manner.

Respond quickly and efficiently to all Resident requests and within predetermined response times for emergency calls.

Maintain and repair all areas in accordance with the established Community Preventative Maintenance Program.

Immediately correct and report any unusual findings or safety hazards.

Document all work performed in an apartment, public areas, heart of the house and exterior using the established process, and update maintenance Records and Log Books daily.

Perform all safety tests as directed.

Remain current on any required certifications; review all departmental safety information (e.g. JHA's and MSDS's); Know, understand and practice Community fire and other emergency procedures.

Complete work orders and shop assignments in a timely manner.

Walk the building and grounds daily for lighting and maintenance needs.

Maintain high cleanliness, sanitation and organizational standards.

Perform all other engineering related duties assigned.

Maintain par stock inventory of all necessary tools, parts and materials.

Submit monthly forecast of maintenance/engineering expenditures.

Prepare and submit all purchase orders to Executive Director.


Regular attendance in conformance with the standards as detailed in the Grand Living at Bridgewater Employee Handbook, Orientation, Training and as may be established by Grand Living from time to time, is essential for successful performance of this position. 

Due to resident expectations and planned/unplanned events/occurrences/maintenance needs/equipment breakdowns, employees may be required to work varying schedules which reflect the business and service needs of the Community.

Upon employment, all employees are required to fully comply with Grand Living's standards, procedures and processes, including all government and industry regulations, for the safe and efficient operation of the Community.

Supportive Functions:

In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the Community.


The individual must possess the following knowledge, skills and abilities:

Be able to explain and demonstrate that he or she can perform the essential functions of the position, with or without reasonable accommodation, using some other combination of skills and abilities.

Ability to read, write and speak the English language sufficient to communicate with Residents in one-on-one circumstances, guests and fellow employees to explain and record Resident requests, comprehend work requests, differentiate individual linen use and care, product labels, Community communications and general interaction with Residents, guests and fellow employees.

Ability to communicate effectively with and get along with people at all levels within the Community including but not limited to effective training of fire, life, and safety requirements to new employees in orientation.

Ability to think clearly under high pressure or in emergency situations.

Knowledge of mechanical, electrical, plumbing, HVAC systems and furniture repair and ability to troubleshoot and repair said systems.

Knowledge of furniture repairs and color matching.

Ability to read and understand blueprints.

Ability to perform duties without direct supervision.

Ability to safely and properly use hand and power tools.

Knowledge of State regulations pertaining to Assisted Living communities.



High school graduate or G.E.D. equivalent with public, private or military vocational/

trade school/apprenticeship training in building maintenance/ engineering including

HVAC, mechanical, electrical and plumbing.                                                      


A minimum of three years working in a maintenance lead role in a senior living community, hospital, residential, hotel or similar building engineering environment.

Licenses or certificates:

Ability to obtain any state or federal government required license or certificate for maintenance position in Assisted Living communities.
