Assists the Maintenance Engineer Director in handling preventative maintenance and repairs for all areas of the Community to include; all public areas, apartments, corridors, heart of the house, exterior areas of building, grounds and landscaping. 



Essential Functions:

  • Participate in Start Sterling! line up each day.
  • Greet the Residents, guests and employees in a friendly and courteous manner.
  • Respond quickly and efficiently to all Resident requests.
  • Establish and maintain high cleanliness, sanitation and organizational standards in all apartments, public areas and heart of the house work and storage areas.
  • Assists in maintaining and repairing all areas in accordance with the established Community Preventative Maintenance Program.
  • Immediately correct and report any unusual findings or safety hazards.
  • Document all work performed in an apartment, public areas, heart of the house and exterior using the established process.
  • Assist in performing shift engineer's daily check list and report any abnormalities.
  • Assist in performing all safety tests as directed.
  • Respond to Resident and emergency calls within predetermined response time periods.
  • Remain current on any required certifications; review all departmental safety information (e.g. JHA's and MSDS's); practice emergency procedures in compliance with established Community standards, processes and procedures.
  • Complete work orders and shop assignments in a timely manner.
  • Assist in ensuring the building and grounds are walked daily for light bulb replacement and maintenance needs.
  • Assist in keeping all maintenance Records and Log Books updated daily.
  • Know, understand and practice Community fire and other emergency procedures.                  
  • Assists with all other engineering related duties assigned- working knowledge of OSHA standards.
  • Maintain par stock inventory of all necessary tools, parts and materials.
  • Assist with community vehicle maintenance

  • Be able to explain and demonstrate that he or she can perform the essential functions of the position, with or without reasonable accommodation, using some other combination of skills and abilities.
  • Ability to communicate effectively with Residents, guests and fellow employees.
  • Ability to follow instructions, directions, and meet deadlines.
  • Knowledge of different apartment types and unique Resident tastes, set-up, furnishings and requirements.
  • Ability to read, write and speak the English language sufficient to communicate with Residents in one-on-one circumstances, guests and fellow employees to explain and record Resident requests, comprehend work requests, understand and follow product labels and manufacturers instructions, timely communications and general interaction with Residents, guests and fellow employees.
  • Ability to remember and explain Community services and activities.
  • Ability to get along with people at all levels within the Community.
  • Ability to stand, walk and work continuously without sitting for extended periods of time. Ability to coordinate data as it relates to determining time, place, and sequence of operations or action to be taken.
  • Ability to work simple mathematics calculations.
  • Ability to adapt to priority changes of work flow.
  • Ability to think clearly under high pressure or in emergency situations.
  • Basic knowledge of mechanical, electrical, plumbing, HVAC systems and furniture repair.
  • Basic knowledge of mechanical and electronic lock systems
  • Ability to think clearly and respond in emergency situations.
  • Ability to perform duties without direct supervision.
  • Ability to safely and properly use hand and power tools.
  • Ability to perform all duties in a team environment in a safe and orderly manner.




      Working Environment / Physical Activities:


  • Work both inside and outside the Community structure in the varied weather conditions and temperature changes.
  • Work place is fast paced with considerable movement throughout shift.
  • Various working conditions including narrow areas and small confined spaces. Interruptions in routine occur; some areas of community may have high and intense noise levels.                                          
  • Ability to work alone in an established routine.
  • Ability to push or pull carts weighing up to 100 pounds.
  • May require repetitive motion of the hands, wrists, shoulders and back with repeated bending and stooping.
  • Requires the ability to perform work using body members and or hand tools as work aids to work, move, guide or place objects or materials. Requires considerable dexterity of hands and fingers to perform work in a consistent manner. Considerable repetitive motion of hands, wrists shoulders and back is required.




High school graduate or G.E.D. equivalent with training in building maintenance/ engineering including HVAC, mechanical, electrical and plumbing.
